SEPTEMBER 2025: LESSONS FROM 2025 THUS FAR

Hello everyone,

A newsletter has been on my to-do list now for almost a year! Every time I would sit down to write I would seriously question whether I had anything of any real substance to share, but I have decided this is the time.

A career in real estate is at its best a series of ebbs and flows or more evocatively, feast and famine. 2025 has certainly been the year that has made Stefan and I question whether our career choice can sustain a vibrant family of five. It is a buyer’s market, purchasers are more discerning, banks are preoccupied with valuations, valuations are VERY conservative and everyone is in a perpetual holding pattern waiting for “something to change”. Unfortunately, this change is no where on the horizon and when opposing forces push against each other nothing but inertia is achieved.

However, the Hart & Co. team soldier on bravely and July 2025 was a surprisingly busy and lucrative month. Excitingly,  a long awaited sale of a Valsayn North property closed! Fun fact, these purchasers viewed the home 3 years ago and finally pulled the trigger in May 2025 – moral of the story is persistence is key! We are currently in escrow for a 30,000 sq ft tri-level commercial property in an excellent location that was snatched up by the perfect cash buyer and we hope to close this within the next month. Residences at South Park will always have a special place in my heart and to date we have sold 10 apartments in this development. We are nearly a month into our most recent sale and this is an all USD buy from very savvy purchasers. They didn’t hesitate to scoop up a gorgeous ground floor apartment that is impeccably furnished, equipped and move-in ready. It was an excellent decision by the developer to have Dwellings design and decorate this ground floor unit to showcase its full potential!

Good rentals are trickling in and I feel very aligned with the tenant and landlord match making that we are responsible for. A Cocoyea fully furnished apartment, a Phillipine modern townhouse and a soft commercial on Victoria Street in San Fernando were all dream transactions to be a part of. Both Cocoyea and Victoria St. rentals were supporting female entrepreneurs find the ideal location to run their buzzing businesses and I couldn’t be happier to be a part of their journeys and I wish them all the best.

On the Barbados front, our fully furnished and equipped Sorrento Townhouse closed with a bang and the happy family celebrated their closing with cocktails in the plunge pool and rum punches on Thunder Bay Beach at sunset. The deeper I dive into my dream of being a Barbadian real estate professional is the more that I truly believe that Trinidadian buyers must be motivated by the lifestyle component before investing in Barbados real estate. Not only is it a lucrative investment, it is a portal into a luxury lifestyle incomparable to everyday life in Trinidad.

That’s all from me at the moment. I’m off to shop for last minute school supplies and feeling ever so grateful that a new school year is just days away! I’m sure all parents can relate to the never-ending drudgery of this summer vacation.
